Harbor Capital Pre-Leases and Acquires 10303 Sheldon Road, a Crane-Served Heavy Manufacturing Facility in Northeast Houston

Harbor Capital, in a joint venture with Argosy Real Estate Partners, announces the acquisition of 10303 Sheldon Road, a 137,050-square-foot Class B industrial manufacturing facility in Houston’s Northeast submarket. The facility is well-positioned to serve manufacturers and industrial users requiring proximity to the Houston Ship Channel, regional labor pools, and major transportation infrastructure. The property is a heavy-power, crane-served asset purpose-built for advanced manufacturing users, featuring 12,000 amps of electrical capacity in a market where power-rich industrial product remains in critically short supply.

Harbor Capital secured a long-term lease with a tenant prior to closing, de-risking the acquisition with committed occupancy and contractual cash flow in place from day one.

The facility offers a rare combination of manufacturing capabilities, including three 4,000-amp, 480-volt, 3-phase transformers, four 10-ton overhead cranes, 12-inch reinforced concrete flooring, multiple overhead doors, approximately four acres of secured industrial outside storage, and ample employee parking. Assets with this level of power and crane infrastructure are increasingly difficult to source in Houston, where new development has concentrated on bulk distribution product.

Following closing, Harbor Capital plans to invest in additional capital improvements to extend the building's useful life and support its new tenant's growing operations.

The acquisition reflects Harbor Capital's continued focus on heavy industrial assets across the Houston metro, targeting properties with irreplaceable infrastructure, strong tenant demand, and durable long-term fundamentals.
