DENTON, TEXAS – Harbor Capital has completed the sale of 3621 and 3631 Shelby Lane, two shallow-bay industrial buildings totaling 28,600 square feet in Denton, Texas.

Located along the I-35W corridor, both buildings offer grade-level loading, flexible office-to-warehouse layouts, secure yard space, and connectivity, producing strong user demand from service and light distribution tenants.

The properties are part of the 20-building, 600,000-square-foot Corbin Road Business Park acquired by Harbor Capital in August 2024. The acquisition was structured with a clear strategy: purchase a well-located, functional industrial park in a growth market and execute on selective dispositions of individual buildings, thereby maximizing value creation and creating strong returns for investors.

Harbor Capital successfully closed the sale on Friday, August 8, marking the firm’s fifth disposition this year. The transaction provides validation of the investment thesis and underscores Harbor’s ability to create value through disciplined execution across key Texas industrial markets.

The sale was brokered by Don Frazier and Cole Frazier of Frazier Commercial, who represented Harbor Capital in the transaction.
