Harbor Capital Achieves Full Lease-Up at 8550 Hansen Road in Houston
Harbor Capital is pleased to announce that 8550 Hansen Road in Houston, Texas, is now fully occupied following the execution of a new lease at the property. The 127,475-SF industrial facility sits on 7.4 acres and features 22’-30’ clear heights, heavy power, bridge cranes, grade-level loading, an oversized dock well, drive-through capability, full sprinkler coverage, and a 2.3-acre yard, making it highly functional for industrial users with heavy operational requirements.
The lease covers the building’s 50,000-SF Suite B and brings the property to full occupancy. The balance of the building is occupied through a 77,475-SF lease covering Suites A and C. With this latest commitment, Harbor Capital has successfully stabilized the asset shortly after acquisition.
Harbor Capital acquired 8550 Hansen Road in December 2025 and immediately began executing a value-add strategy focused on improving the asset and capturing tenant demand for functional industrial space in South Houston. The building’s infill location near William P. Hobby Airport provides strong connectivity across South Houston and access to several of the region’s major logistics and labor corridors.
The successful lease-up of Hansen reflects the strength of Harbor Capital’s investment thesis: acquire well-located, infill industrial assets with durable functionality, execute targeted improvements, and convert vacancy into long-term value.
