Harbor Capital Rounds Out 2025 with Third Acquisition for Industrial Fund I

Harbor Capital has completed the acquisition of a four-building industrial portfolio located in Arlington, Texas. The portfolio will be held within Harbor Capital Industrial Fund I and aligns with the Fund’s strategy of acquiring well-located, infill industrial assets with operational and leasing upside in supply-constrained markets.

The portfolio is located along Commercial Boulevard in southern Arlington and comprises four freestanding industrial buildings totaling approximately 75,111 square feet. The properties are situated within a well-established infill industrial submarket offering proximity to Interstate 20, U.S. Highway 287, and key regional transportation corridors, with efficient access to both Fort Worth and Dallas.

The buildings feature a range of functional industrial characteristics, including heavy power, warehouse HVAC, dock and grade-level loading, crane infrastructure in select buildings, fire suppression systems, and outside storage capabilities. These features support a broad range of manufacturing, fabrication, warehousing, and distribution uses and position the portfolio to serve local and regional industrial demand across the DFW metroplex.

Harbor Capital plans to invest in targeted capital improvements to enhance the portfolio’s competitiveness and long-term performance for tenancy.
