Harbor Capital, a Texas-based industrial real estate investment firm, announces the sale of 1209 FM 3083, a 50,000-square-foot multi-tenant industrial building located in Conroe, Texas, a high-growth suburb of Houston.
Harbor Capital originally acquired the property in October 2021 and executed a targeted operational strategy that maximized value. The investment hold included multiple re-tenancy events and the engagement of several brokerage firms. Through persistent leasing efforts and strong local market knowledge, the firm successfully identified and secured multiple strong tenants and brought the property to 100% occupancy.
With stabilized tenancy in place, Harbor Capital was able to execute a sale of the asset, marking a successful conclusion to a complex and hands-on investment cycle.
The building features immediate access to FM 3083 and I-45, positioning it at the core of one of the fastest-growing industrial submarkets in the Houston MSA. The sale underscores Harbor Capital’s ability to identify, operate, and extract value from well-located infill assets in supply-constrained and evolving submarkets.
Conroe’s industrial corridor remains a key beneficiary of population growth and infrastructure investment across light manufacturing, logistics, and regional distribution users.
