Harbor Capital’s Laredo Acquisition Marks Expansion into Fourth Texas Industrial Market

LAREDO, TEXAS – Harbor Capital, a Texas-based real estate investment firm focused on acquiring and operating high-quality industrial assets in Texas, announced today the acquisition of 1820 Aguila Azteca Drive, a 108,248-square-foot Class B distribution facility located in Laredo, Texas. The transaction marks a strategic expansion of Harbor Capital’s industrial investment platform into one of North America’s most important cross-border logistics markets.

Originally constructed in 1999 and situated on over 17 acres, the property features 20 dock-high doors, two grade-level doors, 24’ clear height, and more than six acres of industrial outdoor storage (IOS). The building was acquired vacant with a tenant in tow, allowing Harbor Capital to immediately execute a lease-up strategy and targeted capital improvements tailored to last-mile, distribution, and freight-forwarding users.

This acquisition represents Harbor Capital’s first investment in Laredo, reaffirming the firm’s conviction in the market’s long-term value as a logistics and trade gateway. Laredo processes more than $25 billion in monthly trade volume, accounting for nearly 60% of total U.S.–Mexico land trade. The property’s location near major border crossings and key highway infrastructure makes it well-positioned to capture growing demand from third-party logistics (3PL) and transportation firms seeking efficient cross-dock or IOS-enabled facilities.

Harbor Capital acquired the property off-market with the support of local broker Edward “Lalo” Villareal of South Texas Commercial and Rob Ellwood of Transwestern.
