Twinwood Commerce Center Lands New Lease at Building 16, Continuing Strong Momentum in Brookshire

Harbor Capital is pleased to announce a new lease at 2522 Twinwood Parkway, Building 16 in Brookshire, Texas. The 15,200-SF building features 1,000 SF of office space, 18’ clear height, three grade-level doors, and an ESFR sprinkler system, making it highly functional for a wide range of industrial users.

The lease was secured by Cushman & Wakefield’s Carter Holmes, John Kruse, and Kelly Landwermeyer, alongside Harbor Capital’s asset management team. This lease follows closely on the heels of the recently executed transaction at Building 19, reflecting the strong tenant demand at Twinwood Commerce Center. With this latest commitment, the project is now 84% leased, with only two buildings remaining available.

Harbor Capital acquired the newly constructed park in June 2023 and has since executed a focused leasing strategy aligned with the project’s location and the strength of the Brookshire submarket. Situated west of Houston with direct access to I-10, Twinwood Commerce Center offers strong regional connectivity in one of the area’s fastest-growing industrial corridors.

Construction is underway on the adjacent second phase of the project. The nine-building expansion will deliver an average building size of 43,275 SF. Tilt wall construction is complete, and overall delivery is targeted for January 2026.
